How much does a paver patio cost in the Portland metro?
Most paver patios we install run $20 to $35 per square foot, fully installed. A 20×20 patio (400 sq ft) typically lands between $8,000 and $14,000. The range reflects access, slope, paver choice (concrete vs. premium vs. natural stone), and whether drainage tie-ins are needed. We quote per project after a free site visit — no estimates over the phone.
How much does a retaining wall cost in Oregon?
$45 to $230 per linear foot for a finished 4-foot wall, depending on material. Segmental concrete block runs $55-$110/ft. Natural stone runs higher. Walls over 4 feet require engineering plus a permit (engineering is $1,500-$4,000). Drainage behind the wall is non-negotiable in our climate — it's in every quote.
How much does a French drain cost?
Most residential French drain installs run $1,800 to $6,500. Variables: trench length, depth, what's in the way (irrigation, mature roots), and where water terminates (daylight vs. dry well). A 40-foot run to daylight is fast and cheap. A 120-foot run with a dry well is the other end.
Do I need to pay anything upfront?
No. We don't require any payment until the work is complete and you've walked the site with us. Materials, labor, equipment — we cover the cost upfront. You pay when it's done.
Process & timeline
How long does a typical project take?
Paver patio: 4-7 days on site for a standard install. Retaining wall under 4 feet: 4-7 days. French drain: 1-3 days. Larger projects, slope work, or installs with engineering and permits stretch to 2-3 weeks. We don't half-finish — once we start, we work continuously until the project is done.
What's the best time of year for hardscape work in Oregon?
Late April through early October is the sweet spot. Outside that window, ground saturation makes proper base compaction difficult and polymeric sand can't cure correctly. We quote and schedule year-round, but we plan installs around the rainy season.
Do you handle permits?
Yes. For retaining walls over 4 feet, walls supporting a driveway or structure, or any project where the city requires it, we coordinate the engineer, submit the permit, and meet the inspector on site. The cost is itemized on the quote so you can see exactly what you're paying for.
Trust & warranty
What does your five-year warranty cover?
Every hardscape install — paver patios, retaining walls, drainage systems — comes with a five-year warranty. If something fails inside that window because of how we built it (paver heaving, wall leaning, French drain backing up), we come back and fix it. That warranty is why we don't shortcut base prep — we'd just be paying to redo it later.
Are you licensed, bonded, and insured?
Yes. Oregon CCB #224884. We carry the right paperwork for any size install, including walls that require engineering and permits. Bonding and insurance protect you from anything going sideways on the project.
